Why Cabling Is the Most Undervalued Decision in Any Fit-Out

Every week we walk into a 3-year-old office in DIFC, Business Bay, or JLT where the client wants to upgrade their IP cameras to 4K, add a new access control system, or extend their network to 15 new workstations — and the cabling won’t support it.

The decision made at fit-out stage is permanently baked into the walls. Replacing cabling in a finished, furnished, occupied commercial space means cutting through plastered walls, lifting floor tiles, disturbing ceilings, relocating furniture, dust everywhere, and 5–10 days of disruption. The contractor who saved you AED 6,000 on cable grade three years ago has just cost you AED 60,000 in remedial work and lost productivity.

This is not a theoretical risk — it is the single most common and most preventable mistake we see in UAE commercial fit-outs.

Cat5e vs Cat6 vs Cat6A — What’s Actually Different

StandardMax SpeedMax DistanceCrosstalk ControlUAE Fit-Out Recommendation
Cat5e1 Gbps100mBasicObsolete — do not specify
Cat61 Gbps (100m) / 10 Gbps (55m)100mImprovedAcceptable for basic office only
Cat6A10 Gbps100mExcellent (alien crosstalk)Specify for all new installations
Cat840 Gbps30mShielded (S/FTP)Data centres only

Cat6A (Augmented Category 6) supports 10 Gbps over the full 100m run and handles alien crosstalk — interference between adjacent cables — far better than Cat6. In a modern office where you run IP cameras, PoE lighting controls, IP intercoms, and workstation data all through the same cable tray, this matters enormously. Cat6A cables are physically thicker (6–7mm diameter vs Cat6’s 4–5mm), require a larger bend radius, and take slightly more care to install — but once they’re in the wall, none of that matters for 15–20 years.

💡 The Real UAE Cost Comparison

For a 2,000 sqft office fit-out in Dubai with 40 data points:
Cat6 installation: AED 7,200
Cat6A installation: AED 11,200
Difference: AED 4,000

Cost of replacing Cat6 with Cat6A after fit-out in the same office: AED 45,000–65,000 including labour, making good, and disruption.
The decision is obvious.

Fibre Optic — When Copper Isn’t Enough

Copper cable (Cat6A) handles floor-to-desk runs perfectly. But the backbone — cables running between floors, between buildings, over distances greater than 100 metres — belongs on fibre optic. Copper degrades over long runs; fibre does not.

  • OM3 Multimode: Up to 300m at 10 Gbps. Still found in older UAE buildings. Being phased out for new installations.
  • OM4 Multimode: Up to 550m at 10 Gbps. The standard for most UAE commercial buildings up to 20 floors. Cost-effective and widely available.
  • OS2 Single-mode: Virtually unlimited distance at 100 Gbps+. Used for campus environments, building-to-building connections, and data centre backbone. Required for large developments like DIFC, DAFZA, and industrial zones.

Cabling Brands Compared — Enterprise to Budget

The brand of cable matters less than the certification of the installation. A Panduit cable installed carelessly performs worse than a Leviton cable installed correctly. However, brand choice affects warranty coverage, product consistency, and the confidence of your system certification.

The Fluke Test — Your Non-Negotiable Quality Guarantee

A Fluke DSX-8000 or DSX-600 cable tester is the industry standard instrument for certifying that every single cable run in your building performs to specification. It tests insertion loss, return loss, NEXT (Near-End Crosstalk), FEXT, propagation delay, and DC resistance — and produces a printed report showing a Pass or Fail result for every port.

Ask your cabling contractor one question: do you Fluke-certify every port? If the answer is no, find a different contractor. Without a Fluke certification report at handover, you have no proof that your cabling meets the performance standard it was specified to. When problems arise later — camera dropouts, slow network, access control failures — without a Fluke certificate you cannot determine whether the cabling or the equipment is the cause.

At RTS, every structured cabling project receives a Fluke certification report as part of the project handover documentation. This report is also required for warranty claims from enterprise cabling brands like Panduit and Commscope.

◈ RTS CABLING VERDICT

All New Fit-Outs

Cat6A always

The AED 4,000–8,000 premium is trivial. The cost of regret is not.

Floor Backbone & Long Runs

OM4 Fibre

Copper does not belong in vertical risers. Fibre is cheaper and better over 20 years.

Budget Projects

Cat6 + Fluke Cert

If budget forces Cat6, insist on Fluke certification of every single port. Non-negotiable.
